Real estate project: where to start?
Write down your project before designing your house. Who will live there? Which parts must communicate? Do you need a detached office, an accessible bedroom or a space that will change use? A program describes a way of living, not just an addition of square meters.
Distinguish three levels: essential needs, preferences and deferrable options. This hierarchy will make it possible to decide on an orientation, a surface or a finish without losing the meaning of the project. This guide concerns the preparation of residential construction; it does not constitute an analysis of the profitability of an investment.

The terrain changes the project.
Before a land commitment, examine the operation as a whole. Access, slope, networks, neighborhood and installation rules can change the shape and cost of the house. There's more to an attractive plot on an ad than its surface.
Gather cadastral references, town planning documents and initial information on risks. The town planning certificate provides information on the location of the land; it does not constitute a building permit. Documentary reading must be completed by competent professionals and services.

Think in terms of overall cost.
Organize the budget by item: land, acquisition, studies, construction, development and financing. Identify what is already included in each quote to avoid double counting, and what remains to be quantified to avoid omissions.
A price announced per square meter describes neither the constraints of the land nor the level of finish. Compare identical scopes and note the assumptions, date and source of each amount. Additional costs and financing capacity are checked with the appropriate contacts.

Who supports you at S1GULARIS?
S1GULARIS STUDIO, based in London at Arepo, works on design and project studies according to the defined mission. The work can start from a tailor-made design or from a pre-designed house from the A1 range, to be adapted to the terrain.
S1GULARIS BUILD organizes connections with local partner manufacturers via S1GULARIS FRANCE. The network is gradually deployed: a location must be verified before confirming a connection possibility. The construction contract is concluded with the partner builder.

Frequently asked questions.
Can we start without having purchased land?
Yes. You can prepare your program and your search criteria. A precise design and reliable costing will then require the characteristics of the chosen terrain.
Real estate project and building permit, are they the same thing?
No. The real estate project encompasses your objectives, the land, the budget, the design and its implementation. The permit application is an administrative step, when the project is subject to it.
Does S1GULARIS operate anywhere in France?
Coverage from partner manufacturers is currently being rolled out. Indicate the municipality of the project to check local possibilities with BUILD.
