01 / Understand

Start with the documents.

Identify the plot and the municipality, then search for the available planning documents. The Urban Planning Geoportal constitutes an entry point; the town hall remains a contact to understand the applicable rules and documents.

Keep dates and versions. A capture of a map without legend or regulations does not explain the possibilities of the terrain. The town planning certificate provides administrative information; it does not replace a license.

02 / Understand

Observe what the map doesn't say.

During an authorized visit, observe the relief, the views, the access and the neighborhood. Identify what will need to be studied: level of the house in relation to the track, arrival of the networks, future organization of the site.

Do not treat commercial information as technical verification. The mention “serviced” calls for details on the equipment and works concerned. Request documents and have the limits confirmed by the competent parties.

03 / Understand

Identify the unknowns.

View public risk information and dates. Clay exposure mapping evolved in 2026: use the version applicable to your situation. An exposure map is general information, not a geotechnical study of your home.

Construct a simple table: information, source document, date, point to be confirmed and contact person. You can initiate reading with S1GULARIS Terrain, then transmit the file for necessary checks.

Put into practice

An exercise for your project.

For a plot, note five elements: cadastral reference, town planning document, access, networks and identified risks. For each item, note what is missing before making a decision.

Things to remember

A first reading of the field prepares the questions; it does not alone validate constructability.

It's up to you

Check your benchmarks.

Two questions to reread the essential points. You can change your answers and try again.

1. Does a planning certificate constitute a building permit?
2. Does a risk map replace a soil study?
Answer both questions to check your answers.
