01 / Understand

A total is only useful if its scope is clear.

Start with distinct lines: land and acquisition, studies, works, developments and financing. For each amount, enter the source, date and what is included. Ancillary costs deserve dedicated verification.

An empty line is not worth zero. Use “to be encrypted” instead. You will thus distinguish a confirmed zero cost from a still unknown item. Also check that a service has not been counted twice when it appears in several documents.

02 / Understand

Compare to equivalent services.

Two quotes may advertise similar surfaces but different finishes, equipment or field work. Prepare a grid with the same sections and have the differences specified in writing.

Educational example: one offer includes floor coverings, another leaves them at your expense. Their total does not yet allow a comparison. You must complete the second offer or isolate this service in the first. This example does not constitute a construction rate.

03 / Understand

Bring the hypotheses to life.

Keep a baseline version of the budget. When making a change, indicate the decision, its amount and the items affected. An enlargement can modify several lines; a postponed option may require preparation on site.

The available envelope and the financing conditions are confirmed with the professionals concerned. ANIL offers a diagnostic tool to prepare for exchanges; it does not replace a financing agreement.

Put into practice

An exercise for your project.

Take a quote or sample work list. Mark each position “included,” “excluded,” or “to be confirmed.” Then write three requests for clarification so you can compare.

Things to remember

A reliable budget distinguishes between documented amounts, assumptions and still unknown items.

It's up to you

Check your benchmarks.

Two questions to reread the essential points. You can change your answers and try again.

1. How do I rate a position for which the price is not known?
2. Are two prices per square meter enough to compare houses?
Answer both questions to check your answers.
